Tips on Selling a House in Today’s Market

A few tips on selling your house faster:

  • Price your house to sell
  • Get rid of clutter
  • Hire an experienced Realtor
  • You don’t need a professional stager but you do need to stage
  • If you aren’t getting a showing or offers, it’s time for a price adjustment
  • Expect the unexpected in a home inspection, but don’t panic

It’s a buyer’s market, and though that may not sound like good news for homeowners looking to sell their home, new numbers just out say that home sales are up.

The key to getting that sold sign in the front yard centers on a few basics:

See your home with a fresh perspective. Walk through your home as if you were a buyer. Don’t think of it as your home. Take care of tasks you’ve been meaning to get to such as fixing a broken light fixture or a repairing a loose floorboard.

De-clutter and de-personalize your home. Take care of the fundamentals like getting rid of clutter, improving curb appeal by planting colorful flowers near your home’s walkway, and taking down family pictures on walls.

Stage your home. You don’t have to hire an expensive staging professional, but basic staging tips like moving furniture away from walls, replacing an old fireplace screen, and clearing out closets so they look bigger can make a big difference.

Price your home to sell. This is one of the most important factors in selling your home. It’s not uncommon for a home to sell in the first month but only if it’s priced correctly. Homes that sell for top dollar are homes that are priced correctly from the START. Don’t think that buyers will always offer a lot less than your asking price. If your home is priced correctly buyers will see the value and make a good offer right away.

Some homeowners think they need to overprice in order to have some room for negotiating so that they can make more money. This actually allows the opposite to take place. Buyers don’t like to look at overpriced property and will not even view the property if the price is off.

Hire a Great Real Estate Agent. In many cases homeowners believe that if they sell the house without an agent they will make more money on the sale. But in today’s market you need an experienced agent who knows the industry, can negotiate a fair selling price, and will take care of all aspects of the transaction for you.
